A Home Seller Overview
Your Home Selling Roadmap
Ten steps from our first conversation to the day you hand over the keys. Tap each step to see what happens and what I'll be doing for you along the way.
Selling your home is one of your biggest financial decisions, so the agent you choose matters. I bring 30+ years of corporate negotiation and leadership experience to every listing, backed by an MBA from Cumberland University.
- Listens closely to your goals, fast sale, top dollar, or both
- Deep knowledge of local pricing trends and buyer behavior
- Strong marketing skills to present your home at its best
- Clear, honest communication at every step
Price too high and your home sits, needing reductions later. Price too low and you risk losing profit. We build a competitive, research-backed price using a Comparative Market Analysis, local market trends, your home's unique features, and buyer psychology.
Signs you may need a price adjustment: little activity in the first 1 to 2 weeks, lots of views but no offers, or feedback that the price feels high for the market.
I use a broad mix of channels to give your home maximum exposure, professional photography, MLS and online listings, social media promotion, email campaigns, open house events, and print materials.
With professional photos ready and pricing set, your home goes live on the MLS, instantly visible on Zillow, Realtor.com, and Redfin. I'll run targeted marketing including email campaigns, social media ads, and a custom listing page.
Buyers often decide within seconds whether to schedule a tour, your online presence matters.
Scheduled tours and open houses bring serious buyers through the door.
- Make beds, wipe counters, take out trash before every showing
- Open blinds, turn on lights, add a light scent
- Remove pets or keep them out of sight during showings
- Stay flexible with showing times and keep the home show-ready
I'll walk you through each offer's price, contingencies, and terms, with a net sheet for every offer so you know exactly what you'll walk away with. If you get multiple offers, we compare them for the best overall value, not just the highest price, then negotiate on your behalf.
Once your offer is accepted, the buyer schedules a home inspection. You'll have the chance to review the report and negotiate any necessary repairs or concessions. The typical inspection period runs 10 to 15 days.
The buyer's lender orders an appraisal to confirm your home's value matches the loan amount. If it comes in at or above the agreed price, the sale moves forward smoothly. I'll help prepare by highlighting your home's best features and recent upgrades.
- Do a final walkthrough, check every room and storage area
- Secure the home the day before closing, lock every entry door
- Cancel or transfer utility accounts
- Shut off the main water valve with buyer approval
- Organize closing papers, contracts, and warranties for the buyer
Funds and documents are exchanged to transfer ownership to the buyer. Bring a valid photo ID, all keys and garage remotes, and any documents your agent has requested.
Congratulations, your home is officially sold.
